This book is the culmination of an effort by CoreNet Global and its membership to consolidate our joint expertise and describe the principles governing the practice of corporate real estate. Without the effort of the individuals and organizations below, this book could not have been completed. In 2014, CoreNet Global hired professional writers and provided them with primary source material from the Knowledge Center, the Master of Corporate Real Estate (MCR) Program, the Senior Leader of Corporate Real Estate (SLCR) Program, and the Core Fundamentals Program. These writers created initial drafts to be reviewed by subject matter experts drawn from the association’s membership.
Members were invited to submit applications to become one of a limited number of Subject Matter Expert Reviewers. A special task force of the CoreNet Global Board of Directors selected individuals to review each of the book’s 17 topical chapters for overall subject matter accuracy and relevance. The final version of this book was the culmination of the input, insights, and expertise from a diverse mix of practitioners from around the world.

“I want to be a corporate real estate executive when I grow up.” It is unlikely these words were ever uttered by anyone working in this often overlooked and misunderstood profession that’s been around since the 1960s.
A career in corporate real estate seems to happen to a person. It’s a profession stumbled upon by graduates of all academic disciplines, often years into their working lives. And yet, there are thousands of corporate real estate professionals employed around the world. Doing what exactly?
Ask just about any corporate real estate executive and she’ll tell you that her coworkers, friends, and family still aren’t sure. “Now what is it that you do again?” asks Great Aunt Edna at every family reunion. “Oh, so you’re in commercial real estate? Are you a broker? An investor? Could you help me sell my house?”
That lack of understanding of what corporate real estate is—and what a corporate real estate executive does—led us to create this book.
Designed to be the essential guide for the successful practice of corporate real estate, the pages contained herein were developed with input from leading practitioners and subject matter experts from the CoreNet Global membership base.

Corporate Real Estate: What Is It All About?
Summary
This chapter provides an introduction to the corporate real estate profession. It is divided into three sections, with the first section offering a definition and overview of corporate real estate and highlighting how the traditional role of corporate real estate is changing. Section two discusses the structure of corporate real estate within organizations, and section three discusses the corporate real estate profession.
Defining Corporate Real Estate
Corporate real estate is a dynamic profession with a broad scope; it touches a wide range of property types, and many functions and careers fall under its umbrella. So, what is corporate real estate? Simply put, it is the real estate necessary to conduct business—the bricks and mortar of office buildings, manufacturing plants and distribution centers, retail stores, and similar facilities. It can include owned or leased space, buildings, and infrastructure, such as power plants or even airport runways.
Defined more technically, corporate real estate refers to the real properties that house the productive or business activities of an organization that owns or leases and, consequently, manages real estate incidental to its primary business objectives, which are not real estate. Herein lies an important distinction between corporate and commercial real estate. Although these are two closely related sectors and some real estate professionals may cross over between the two, there is a distinct difference in business objectives. In the commercial real estate world, the business is the real estate. The goal for commercial real estate is to provide a risk-adjusted return to the investor; whereas, in corporate real estate, the real estate supports the business function. In other words, corporate real estate represents the demand side or user side of real estate, while commercial real estate focuses on the supply side to meet that need.
